General community expectations

Help keep Tiki Tom’s clean, quiet, and comfortable for everyone staying here.

• Follow posted rules and reasonable instructions from on-site staff.
• Illegal activity, harassment, threatening behavior, hazardous conduct, and disturbances are not permitted.
• Do not tamper with park utilities, equipment, or infrastructure.
• Do not cut through an occupied RV site.

Quiet hours

• Quiet hours are 10:00 PM–7:00 AM.
• Keep music, conversations, pets, vehicles, and other noise from disturbing guests at any time.

Guests and visitors

• Only approved individuals may occupy an RV site, and maximum occupancy limits apply.
• Overnight or extended visitors may require advance approval.
• The registered guest is responsible for occupants and visitors at their site.
• Children age 12 and under must be accompanied and supervised by an adult in common and waterfront areas.

Pets

• Keep pets leashed outside the RV except in the designated dog run.
• Do not leave pets tied outside or unattended in the dog run.
• Pets are not permitted in laundry rooms or other posted restricted areas.
• Do not walk pets through occupied sites, and pick up pet waste immediately.
• Aggressive, disruptive, or uncontrolled animals are not permitted. Current vaccination records may be requested.

Vehicles and parking

• The speed limit is 5 MPH throughout the property.
• The standard limit is two vehicles per site unless the office approves otherwise.
• Use designated parking areas. Do not park on empty RV sites or block roads and access points.
• Trailers require approval. Inoperable, unregistered, or abandoned vehicles are not permitted.
• Vehicle and RV washing is limited to the bucket method or an approved service provider. Clean up oil, fluid, or repair-related spills.
• Do not place “For Sale” signs on vehicles or RVs.

RVs and site appearance

• RVs must remain in good, operable condition, and sites must stay clean, organized, and free of clutter.
• Standard patio furniture, grills, plants, bicycles, and small kayaks are permitted when kept orderly.
• Tarps, outdoor trash cans, tires, generators, exercise equipment, excessive storage, and unapproved appliances or freezers are not permitted.
• Keep cords, hoses, cables, and grass areas clear and secure so routine maintenance can be completed safely.

Utilities

• Guests are responsible for proper water, sewer, and electrical connections at their sites.
• Leaks, unsafe hookups, and improper connections must be corrected promptly.
• Do not modify park infrastructure. Report maintenance concerns to the office.

Fishing, piers, and boat slips

• No swimming, diving, running, horseplay, or throwing objects into the water from waterfront areas.
• Fishing is not permitted from the observation deck.
• Access to the wooden boat-slip piers is limited to boat owners and their authorized guests.
• Boat-slip outlines shown on the public park layout do not indicate current slip availability.

Observation deck and waterfront areas

• No smoking is permitted on the observation deck.
• Alcohol is limited to reasonable personal consumption; disruptive behavior and group-event coolers are not permitted.
• Gatherings must conclude by 9:00 PM.
• Clean up trash and personal belongings, and do not pour liquids or spray water onto boats, piers, or areas below.
• There is no lifeguard on duty. Watch children closely and use care around changing water and surface conditions.

Laundry, clubhouse, and common areas

• Follow posted hours and rules in shared spaces.
• Clean up after yourself and avoid behavior that disrupts other guests.
• Access to an amenity or common area may be limited when maintenance, weather, or operations require it.

Trash and housekeeping

• Place trash in the designated dumpsters. Dumping or leaving trash at a site is not permitted.
• Dispose of cigarette waste properly and keep RV sites and common areas clean.

Fires, weather, and safety

• Open fires require management approval. Grills must be attended and used safely.
• In an emergency, call 911 first.
• Monitor coastal weather and follow evacuation instructions. Severe weather, flooding, high winds, lightning, storm surge, and rapidly changing water conditions can occur.
• Secure and protect your RV, vehicles, boat, pets, and personal property as conditions require.

Rule enforcement and contacting the office

Rules are applied according to the circumstances, posted policies, and the written guest agreement.

• Correct a rule or safety concern within the timeframe provided by management.
• Depending on the seriousness of an issue, management may provide a warning, written notice, charge, or notice that the guest arrangement is ending.
• Serious or repeated violations, dangerous conduct, threats, illegal activity, or refusal to follow safety instructions may require immediate departure or law-enforcement assistance.
